1. Before the first site meeting
You need to establish the property zone, what is permissible on your site, what potential constraints affect your property and what controls apply to the proposed development - please apply with your local Council for a SECTION 149 (part 2) CERTIFICATE.
To establish the property boundaries - you can buy Deposited Plan Image (DPs) from Land & Property Information website (https://shop.lpi.nsw.gov.au). This plan cost's $13.50. If you are having trouble with the Plan Number - go to Property Location Map and follow up all the steps. Deposited Plan Image often* can save the land surveys cost and in many cases will be enough to complete the site plan . (* - condition applies)
Please note: some properties have no records with Land & Property Information. In this case, very handy are old surveyor plans or site plans. Please check your records and old documents.
Consider all design issues taking into account the site and its context. Think through your ideas and what you would like to achieve...

2. Concept Plans
If you accept the quote and you would like to go ahead, the next step are the concept plans. I will sketch your idea in the 3D program, taking into consideration your needs, site condition, your budget and any special town planning requirements.
At the end of this stage you will receive:
- Floor Plan,
- Elevations
- Site Plan
- 3D view
This is the time when you:
- Decide what you like and what you want to change on the floor plan.
- Decide on the room sizes, openings and kitchen location
- Consider some of the technical limits, such as height restrictions or how the house might fit on the section
- Discuss how the building will cope with the environmental conditions such as protection from the wind, dealing with weather tightness, and energy efficiency.
- See how it is all going to impact on your budget.
At the end of this stage you will receive:
- Floor Plan,
- Elevations
- Site Plan
- 3D view
This is the time when you:

We will also discuss the materials you will use – the exterior cladding, flooring, roofing, windows, doors and interior fittings and fixtures. Also talk about power points, exterior taps, light location, attic access, etc.
Completed at this stage are:
- Site Plan,
- Existing Floor Plan
- Proposed Floor Plans,
- 4 x Elevations,
- Cross Section,
- Electrical Plan,
- Kitchen Plan,
- Window Schedule
- 3D view
The drawings enable you to shop around. Detailed drawings will help you obtain accurate price comparisons and quality comparisons from a number of builders.
You also will be able to make last changes before the Final Plans are completed.

4. Final Plans & Specifications
If the Development Application (DA) or Complying Development (CDC) are required, I will prepare at this stage the required
- Other Plans (e.g. Notification Plans),
- Diagrams,
- Analyses,
- Studies,
- Reports (e.g. Basix),
- Specifications and other information necessary for the application.
I will also liaise with the relevant authorities & Engineers to provide any additional information that may be required.
