Residential Design for New Homes, Renovations & Additions
Welcome to Blue Sky Building Designs
Building or renovating a home is a big step, and it should feel exciting rather than overwhelming. Whether you are planning a new home, an extension or a renovation, I will guide you through the process and help you make clear, practical decisions along the way.
Working across the Northern Beaches, South Coast and surrounding NSW areas, I help homeowners with residential design, drafting and approval process. From council requirements to design options and documentation, I aim to make the process easier to understand and easier to manage.

Blue Sky Building Designs is led by Kinga, with support from her husband, Tony.
Kinga’s background is in structural engineering, which she studied in Poland before continuing her professional experience in New Zealand, working for an engineering practice. Over the years, she has also worked with project home builders and custom builders in Australia, which gave her a practical understanding of how homes are designed, documented, approved and built.
Tony is a qualified carpenter with many years of hands-on construction experience. Having previously run his own building business in New Zealand, he brings a practical builder’s perspective to the documentation process. His support helps bridge the gap between design ideas, approval requirements and what actually happens on site.
For more than 10 years, Kinga has worked on residential projects across the Northern Beaches, North Sydney and other parts of NSW, including many difficult and highly constrained sites. This experience has given her strong knowledge in dealing with steep sites, flood affected land, bushfire prone land, biodiversity controls, native trees, easements, stormwater issues and strict council requirements.
Designing a beautiful home is only one part of the process. The next level is understanding the small print — council controls, Australian Standards, the National Construction Code, consultant recommendations and approval requirements. Kinga’s strength is bringing all those pieces together, so the design is not only beautiful and practical, but also carefully considered, compliant and ready for the next stage.
Every project is like a puzzle. The role of Blue Sky Building Designs is to understand the site, the brief, the regulations and the consultant advice, then put those pieces together into a clear and well-prepared design package.

Servicing Your Region
Blue Sky Building Designs works with clients across the Northern Beaches, the South Coast and surrounding NSW regions.
Each region has its own character, lifestyle and design opportunities. Whether it is a coastal home, farmhouse-inspired residence, mountain-style retreat or a practical family renovation, the design should feel connected to its location and suited to the people who live there.
I can help you understand what may be possible on your site and guide the project from the early ideas through to a clear and practical design direction.

Take the First Step
Starting a building project can feel overwhelming, especially when you are not sure what is possible, what approvals are required, or which consultants may need to be involved.
To get started, please send an enquiry through the Contact page with your property address, contact details and a brief description of what you would like to achieve.
We can then schedule a 30-minute online meeting to discuss your project in more detail. This is an opportunity to talk through your goals, ask questions, understand the likely approval pathway and identify any early site or planning considerations.
After the initial meeting, I can prepare a fee proposal for my services and outline the consultants likely to be required as part of the approval process. This will give you a clearer understanding of the next steps before moving forward.
